Protected natural space, mixed-use development or commercial zone are all options up for land-use consideration by Snuneymuxw First Nation for 6.3 hectares at 1 Port Drive.
The nation is currently seeking member feedback about what to do with the site, which the nation stated could become "a landmark destination in the city" with its scale and location as well as visibility and prime access through proximity to both the Gabriola and Hullo ferry terminals.
In an accompanying post on social media post, the nation said the three land uses with the most member support include protected natural space, mixed-use development or a commercial zone.
Constraints noted for the site include it being "awkwardly shaped" which is expected to limit development opportunities, as well as multiple zoning designations and the impact of the transit exchange.
The member survey requests opinions on low-density to high-density housing, protected natural spaces, commercial opportunities, office spaces, mixed-use or spaces where the nation can gather as a community.
The vote is part of Snuneymuxw's ‘i’ cun ‘uw ‘i’ community master planning, in which nation members are being asked for feedback for the future of nation-owned lands throughout Nanaimo. Other sites include, but aren't limited to, Nanaimo River No. 3, Nanaimo River No. 4, White Farm, 1150 and 1160 Maughan Rd. and Armishaw Lands
